My First Deal as a Realtor

This past week has been great for my new real estate business. I accomplished a goal and signed my first deal with a great couple that is buying a new construction. This will be their first house and I was so happy to have had the chance to work with them. It was a great experience and the lesson I learned form this deal was…location, location, location! Yep that’s right. I was able to close this deal because I found the ideal location my clients wanted then looked for the best option for them in this location based on what they could afford. They ended up buying a townhouse, which wasn’t what they initially started out looking for. They wanted a single-family home. But the townhouse was the best option for them in that location.

The other lesson I learned was that clients don’t always know what they will like from the get go. They may tell you they do not want a certain type of house but they can change their mind once they actually see the same type of house in person. Sometimes people have certain misconceptions about things that can cloud their judgment. I believe it is the realtor’s job to educate their clients and show them every possibility, every option, so that they can make a final educated decision about the house they want to purchase.

Buying a house is not an easy decision, especially for first time buyers. The process can be daunting and confusing. There are many rules and regulations and many forms to fill out! A great realtor will be with his clients every step of the way and help them through it all until closing. That’s what I have been doing with this couple and that’s the level of service I plan to provide to all my future clients. You will get the best customer service with me as your realtor. I want to start off this business with setting a certain standard, a certain level of service I want to hold myself up to with each and every client I take on.

Hi There! This is my first blog entry so bear with me as I get the hang of this! My name is Reshack Dit, but everyone calls me Shack! I'm 34, happily married (most of the time) with one amazing son. I moved to Orlando, FL about 8 years ago from Queens, New York. I have worked in Information Technology for way too long and just recently realized where my true passion lays...Real Estate! Yep! I decided to start this blog to share my experiences as I make my first deals and eventually hope that it will not only be entertaining, but also become a resource for people to learn about the real estate market, current trends, get tips and maybe even save people money and time (the most valuable commodity in this day and age)!

The real estate market is drastically changing. No longer will we see an abundance of homes for sale, foreclosures and short sales. They are becoming scarce. One of the reasons is because of the recent federal regulations controlling the release of foreclosures. These regulations have been created to prevent house prices in the surrounding areas from dropping too low. Also, you may have noticed that it is a buyers market! People are buying up houses like crazy mostly because 30 year fixed  interest rates on mortgages are super low!

House prices were the lowest they have ever been however, they are definitely on the rise! So sellers get ready, your day is coming soon! Do your spring cleaning early, do those minor upgrades you've been meaning to get to, and get ready to put your house on the market in the spring. Don't spend too much money upgrading your house. Only do certain things that will allow you to get maximum dollars for your property. Do relatively inexpensive things like putting in laminate flooring (it's more durable, and cheaper than real wood, and easy to install yourself), and granite counters in the kitchen and baths.

Hold on, I know what your thinking, granite is super expensive! Nope, not anymore! The price of granite has gone down tremendously because it is starting to become more and more popular and more people are looking for and even expecting it in homes. Also with granite, you need to be careful where you purchase it. Do not go to a major retail home improvement store to buy granite! They are ridiculously expensive and charge for every little thing. Go to your local small business owners. People that specialize in buying, fabricating and installing granite. If you live in the Central Florida area I know a great family owned and operated granite company. They recently did the granite in my kitchen and we are very happy with the work they did and most importantly, the cost! We got a phenomenal deal. I highly recommend this company!
